About West Carclaze Garden Village
Our next phase, Carluddon - Now released - West Carclaze Garden Village is a 21st century lakeside community based on the best of traditional values. With health and sustainability at its core, it is built around the unique and historical china clay landscape of St Austell, enjoying far reaching views of the sea and Cornish coast.
We are striving to be as Climate Positive as possible at West Carclaze. The energy and sustainability industry is evolving at an incredible rate, and we are doing everything we can to remain at the leading edge of that curve, to the benet of home owners, current and future. With PV and battery storage, industry leading levels of insulation, cutting-edge heat pump technology feeding underfloor heating on all levels.
We are currently building homes that are Carbon Positive — generating more energy than they use, storing up free energy in the day with high capacity batteries for use in the evenings, and the potential to sell any excess back to the grid. Our homes are also cleverly designed to allow future innovations to be retro-tted, meaning no one gets left behind as new technologies emerge.
Available Homes
The new neighbourhood of Carluddon at West Carclaze Garden Village is being woven into the landscape on the northern shores of Great Treverbyn and Penhale Lakes. Homes have been carefully designed to make the most of the stunning views, terracing down towards the lakes edge, with pockets of pristine nature to allow wildlife to flourish. Living at Carluddon, you will be perfectly positioned to take full advantage of the peace and tranquillity of this unique lakeside location, with easy access to the upcoming lifestyle district of Cookworthy Ford to bring a refreshing energy to your every day.
Our first release of just 160 three and four bedroom homes are at the leading edge of sustainable development today, with features rare at this price point — not just in Cornwall, but across the UK.
At West Carclaze Garden Village, we are absolutely committed to responsible development, and have worked tirelessly to optimise our designs and integrate the latest technologies, to bring you homes that WILL contribute to reversing the impacts of climate change, and drive your energy bills so low, you may not ever need to worry about them again. But just as importantly, we’ve done it all discretely and sensitively, to preserve our beautiful 21st century village aesthetic, and let you live alongside nature in absolute harmony.
Getting to know St Austell, Cornwall
The charming working fishing ports of Mevagissey and Fowey are not far away and both destinations are excellent choices for day trips, as is the picturesque old port of Charlestown with its lovely little beach, quirky shops and superb eateries. Charlestown, no longer a working port, is now a popular filming location.
There are many miles of paths and trails to explore, that welcome both cyclists and walkers, connecting the town with both the coast and outlying countryside. Extensions and improvements to existing trails and paths are planned for the very near future. The South West Coast Path, which runs the length of the Cornish coast, is also easily accessible.
